Newlands Developments secured detailed planning consent for 250,000 sq ft logistics facility at Coton Park, Rugby.

Funded by JINGDONG Property, Newlands have commenced construction on a market-leading facility achieving EPC A+ and BREEAM Excellent standards. The development incorporates Biodiversity Net Gain, on-site habitat creation, and contributions to local infrastructure, including cycling initiatives.

The project will deliver economic and community benefits, creating new jobs and opportunities for the local area, supported by an employment and skills plan to champion local recruitment and training.

VGP Park East Midlands is being developed by Newlands Developments in partnership with European investor VGP.

The development is situated in a key logistics location within the East Midlands, adjacent to the M1 / A50, offering excellent connectivity to the road, rail and air freight networks for fast and efficient distribution across the UK.

The development will comprise four new industrial buildings providing a total of 834,516 sq ft of market-leading logistics space, alongside supporting green infrastructure and improvements to the local highways network.

Buildings are available for occupation from Q3 2026.

VGP Park East Midlands - Micro site

The site is strategically located at Junction 13 of the A14, providing direct access to the strategic road network.

Situated immediately adjacent to Haldens Parkway Industrial Estate in Thrapston, Newlands Park provides 110 net acres of consented industrial and logistics land able to meet specific occupier requirements on both a leasehold and freehold basis.

A hybrid planning permission for 2.15m sq ft of logistics space was secured in October 2025, providing a maximum height parameter of 24m to ridge. Construction is due to start on site from Q2 2026.

Newlands Park A1 West (North) is a 220 acre site adjacent to junction 17 of the A1M.

The land is currently being promoted through the new Local Plan process with Huntingdonshire District Council.

Newlands Park A1 West South is a 450 acre site adjacent to junction 17 of the A1M.

The land is currently being promoted through the new Local Plan process with Huntingdonshire District Council.

Basingstoke Gateway is an 80 acre site that sits adjacent to junction 7 of the M3 motorway.

A resolution to grant planning permission for 920,000 sq ft in 8 units was secured in November 2024. Construction due to start on site in autumn 2025.

Newlands Park Cambridge is a 220 acre site adjacent to the new Boxworth Interchange on the A14, 6 miles west of Cambridge.

The land is currently being promoted through the new Local Plan process with South Cambs Council.

Newlands Park Northampton is located immediately adjacent to junction 16 of the M1 Motorway, 6 miles west of Northampton.

Newlands are promoting the land through the West Northamptonshire Local Plan. The site is able to accommodate 1.3 million sq ft of industrial and logistics warehouse space.

Hinchingbrooke Logistics Park is a 200 acre site adjacent to the A141 to the south west of Huntingdon town centre.

A planning application for circa 2.2m sq ft is being prepared for submission in summer 2025.

The site is strategically located adjacent to the A635 with direct access to J37 of the A1(M) and J36 of the M1.

Following the recent construction of the new A635 roundabout, Linkway Barnsley is well located to provide fast access to the South Yorkshire centres of Barnsley, Rotherham, Doncaster and Sheffield.

Newlands have received planning consent for 2.2m sq ft of industrial and logistics warehouse space. Construction is due to start on site from Q3 2026.

Located within Scotland’s premier industrial estate “Eurocentral”, Orchard Park is located at J7, M8, Motorway. The site has detailed planning consent for 5 units ranging in size from 42,500 sq ft to 225,000sq ft.
