About Us

Newlands Developments was founded in November 2018 by the former senior management team of Roxhill Developments.

Over the last ten years the management team has delivered in excess of 8 million sq ft of logistics space for a number of multinational companies including DHL, Howdens, Nestle, H&M, DPD, DSV, Kuehne & Nagel, Amazon, Hermes and others. Many of these have been repeat customers.

Newlands is considered one of the market leading logistics developers and has built up a first-class reputation in the industry for delivering high quality developments on programme for its customers as well as successfully taking a number of high profile, complex schemes through the planning process and delivering large scale infrastructure projects.

The management team specialise in acquiring land with and without planning consent, using its in-house team to manage complex planning issues, major infrastructure projects and delivering bespoke facilities for its customers.

Our Background

Newlands Developments was founded in November 2018 by the former senior management team of Roxhill Developments.

The team are based in Rugby at the heart of the logistics network and have worked together for many years through various companies. The team is well known in the logistics sector and has a proven track record for delivering customers requirements.

Newlands as built up an impressive landbank with sites at various staged on the planning process. The portfolio has the ability to deliver in excess of 15 million sq ft.

In 2019 Newlands agreed a partnership with Equites Property Fund to fund the cost of promoting land through the planning process, completing land acquisitions and implementing infrastructure works.

Our Finance / Investors

Newlands is in a joint venture with Equites Property Fund Limited, a specialist logistics investment property fund listed on the Johannesburg Stock Exchange in South Africa. Equites is a Real Estate Investment Trust and has a property portfolio specialising in prime logistics across the UK and South Africa. It has assets of over £1 billion of which approximately £400m is invested in the UK.

The partnership with Equites affords Newlands the opportunity to acquire land and fund development opportunities. It has supported the UK business with land, infrastructure and planning costs in excess of £50m as at February 2021 with committed onsite costs of £150m.  The JV is currently on site developing land at Hoyland for a national network parcel hub for Hermes and commences work at Peterborough in March 2021 with a last mile delivery unit, which in time will support the operation of a fully electric delivery van solution.

This joint venture is intended to drive the UK portfolio of Equites Property Fund to in excess of £1.5bn, providing Newlands with the capital base to secure new opportunities and grow significantly over the years ahead. The joint venture will develop assets for both Equites and the investment market.
