VGP Park East Midlands is strategically located adjacent to Junction 24A of the M1, at the intersection of the M1 and A50. The development benefits from excellent access to the UK’s principal logistics corridors and is close to East Midlands Airport and the East Midlands Gateway Rail Freight Terminal.

Funded by VGP, Newlands is delivering the 834,516 sq ft industrial and logistics development in two phases across four high-specification units.

Phase 1 comprises all site-wide infrastructure works together with the construction of Unit 3 and Unit 4, extending to 256,258 sq ft and 141,000 sq ft respectively. Unit 3 has been pre-let to Games Workshop, while Unit 4 remains available. Practical completion is scheduled for December 2026.

Phase 2 will provide a further 437,258 sq ft of accommodation, comprising Unit 1 at 95,000 sq ft and Unit 2 at 342,258 sq ft. Construction is due to commence in Q1 2027.

The development is being built to a high specification, with sustainability embedded at the core of its design and construction. The scheme will deliver BREEAM Excellent and EPC A ratings and is expected to deliver up to 17.5% Biodiversity Net Gain, achieved through new habitats, planting, and ecological enhancements.
