In partnership with M&G Real Estate, Newlands as Development Manager, have constructed three speculative industrial warehouses on a 40 acre brownfield site.

Newlands secured planning permission for the demolition, remediation and construction of 820,000 sq ft for the site located on Lilliput Road, Brackmills Industrial Estate in Northampton.

The scheme has been incredibly successful, with two units pre-let (252,883 and 387,903 sqft) to Active Ants for  their first fulfilment centre in the UK and DSV, as an expansion to their existing UK portfolio, prior to Practical Completion in December 2022.  

The development has been designed to meet best in class sustainability criteria, delivering Net Carbon Zero, a BREEAM rating of Outstanding and an EPC A+ certification.
