Warth Park is a 2.5 million sq ft prime logistics park located adjacent to the A45 at Raunds, approximately 10 miles East of Northampton.

The team at Newlands secured an outline planning consent for a first phase of approximately 1.5 million sq ft in 2012 and then a second phase of 1million sq ft in 2017.

Following receipt of planning in 2012, a multi-million pound infrastructure contract was let in order to create the development site and enable facilities to be delivered for customers. These works included a new dual carriageway and roundabout access, site earthworks and all services and utilities to serve the development.  

During the 8 years of development, a number of high profile multi-national companies chose to locate to Warth Park including DSV, Dr Martens AirWair, DPD, ASDA and Howdens. The team at Newlands also developed 7 acres of retail and roadside facilities at the gateway to the scheme. In 2017 Howdens chose to expand their operations at Warth Park by committing to two further buildings totalling 1.00 million sq.ft.  Warth Park is now Howdens UK national logistics hub with a total of 1.60million sq.ft of space on the park. Incorporated within the Warth Park development was a 50 acre country park which included new foot paths, cycle paths and a green living bridge.

The park is now fully committed with the two final buildings for Howdens completing in the summer of 2020. The scheme is considered a major success in the region and employs over 2,000 people.
